What to Expect

  • After submitting your application information online, a representative will contact you to complete your loan application.

  • Within 3 business days of completing your loan application with our representative, you will receive a Loan Estimate – this document is an estimate of what the loan may cost you over the entire life of the loan term. This is not yet a commitment to lend and you are under no obligation to proceed. This estimate is good for 30 days.

  • If you decide to proceed, you will need to send a notice of Intent to Proceed together with the non-refundable application fee.

  • With the Intent to Proceed you will need to provide a Board Resolution from the co-op board of directors and the other Backup Documents listed on the Checklist.

  •  You will also need your future co-op to complete and return a Cooperative Questionnaire and Addendum to us as part of your application.

  • The underwriting team will review your application and may ask you for additional backup documents to verify or replace some of the backup documents previously provided.

  • If you are found eligible, you will receive a Commitment Letter – this letter is your official loan offer and may be slightly different than your Loan Estimate. You can take this letter to your future co-op board if they need proof of your financing readiness.

  • When all parties are ready, a closing will take place and you will become a shareholder. However, your original share certificate must be held by HomeOwnership Lending as collateral for your loan until the loan is paid-off in full.
